Merge 56 is a master plan for an urban mixed-use town center proposed to replace an entitled suburban typology strip retail center. The development envisions a mix of multi-family residential uses, office, commercial/retail, and single-family residences linked together in an urban, walkable community. The plan is centered around a large public plaza/town square lined with retail uses, restaurants, and anchored by a cinema at one end and a grocer at the other. Above the retail uses are general office, medical office, and residential, creating a synergy of activity, maximization of shared parking and amenities, and the vibrancy of a downtown neighborhood. The massing and density of the project have been carefully conceived such that the tallest buildings and highest intensity of use occur adjacent to the freeway. The height and intensity subside in a gradient as you move away from the freeway toward the existing single family homes and open spaces.
