Carmel Enterprise

Carmel Enterprise is a five-story affordable housing community located in the North City downtown district of San Marcos, near to the Sprinter and minutes from the local CSU San Marcos campus. This development’s design features 224 residential units across four levels of housing set above a single level of parking.

Organized around a central landscaped forum, the design emphasizes community and wellness through a healthy balance of indoor and outdoor living. Shared amenities include children’s play areas, inviting outdoor gathering spaces including dedicated grilling stations, fitness rooms, and a community pavilion. Offering a diverse mix of housing options—from studios to three-bedroom residences—Carmel Enterprise supports quality of life and neighborhood connectivity within the pedestrian-oriented fabric of North City, and reimagines affordable housing as a vibrant, connected living environment within one of North County San Diego’s growing urban districts.
