222 North City is a mixed-use residential development at the heart of North City, an emerging urban district in San Marcos designed as a new model for connected, community-oriented living in North County. The project is comprised of 463 residential units within two 12-story towers, supported by underground parking, extensive amenities, and a network of indoor and outdoor gathering spaces.

Designed as the architectural centerpiece of North City, 222 North City brings together residential life, landscape, art, and community. Generous windows and balconies frame views toward the surrounding mountains, while a grand central community room creates a welcoming public interface for exhibitions and gatherings. Above, bridge-linked amenity decks weave through trellised gardens, connecting residents to pools, fitness, coworking spaces, lounges, and outdoor gathering areas. At ground level, a pedestrian paseo extends through the development, linking the residential community to food and beverage offerings and reinforcing North City’s village-like character. A permanent art collection is integrated throughout the project, further establishing 222 North City as a place where architecture, landscape, culture, and daily life come together.
